Why Dubai South is becoming Dubai’s fastest-growing real estate investment hotspot
Strong off-plan demand fuels another month of record transactions
DUBAI – Dubai South has strengthened its position as one of Dubai's fastest-growing real estate markets, driven by major government infrastructure projects, expanding business activity and continued demand for new residential developments.
A new report by W Capital Real Estate Brokerage suggests the district has evolved from an emerging community into one of the emirate's most active investment destinations. The brokerage said large-scale public investment, particularly the expansion of Al Maktoum International Airport, has significantly improved long-term investor confidence. At the same time, developers continue to launch new residential projects to meet growing demand from both investors and end users.
Dubai South's strategic location near Jebel Ali Port, Jebel Ali Free Zone and Expo City Dubai has also reinforced its position as an integrated hub for residential, commercial and logistics developments.
Record growth
According to W Capital, Dubai South recorded 2,869 real estate transactions worth Dh3.3 billion during June 2026, making it Dubai's best-performing property market for the fourth consecutive month.
Transaction volumes increased by 111 percent compared with the previous month, while the total value of transactions rose by 106 percent. The district has also ranked among Dubai's top five performing real estate areas for eight straight months, with strong off-plan sales continuing to lead market activity.
W Capital attributed much of this momentum to sustained investor demand, supported by ongoing infrastructure development and an expanding pipeline of residential projects launched by leading developers.
Airport expansion
The report highlighted the Dubai Government's Dh128 billion expansion of Al Maktoum International Airport as one of the biggest drivers of long-term investment in the district.
Once completed, the airport is expected to become the world's largest, with the capacity to handle up to 260 million passengers annually. W Capital said the project is expected to generate significant demand across residential, commercial and logistics sectors, strengthening Dubai South's long-term growth prospects.
The brokerage added that the district's diversified economic ecosystem, combining residential communities, business parks, logistics facilities and commercial districts, provides a strong foundation for sustained development.
Business expansion
Walid Al Zarooni, Chairman of W Capital Real Estate Brokerage, said the latest performance reflects a structural transformation rather than a temporary market cycle.
"Dubai South is increasingly becoming one of Dubai's primary real estate growth engines. Major infrastructure projects, led by Al Maktoum International Airport, are reshaping investor priorities and attracting both developers and institutional capital to the area," he said.
He added that continued infrastructure spending, together with expanding residential communities and a growing business environment, is creating investment opportunities backed by genuine market demand instead of speculative activity.
According to Al Zarooni, Dubai South welcomed 653 new companies over the past year, taking the total number of operating businesses to more than 4,200 while maintaining a 90 percent business retention rate. Several newly launched residential developments also sold out shortly after launch, underlining continued investor confidence in the market.
Looking ahead, W Capital expects Dubai South to remain among Dubai's strongest-performing property markets as strategic infrastructure projects advance and economic activity expands. The brokerage forecasts that residential and commercial property values could appreciate by more than 50 percent over the medium to long term following completion of the district's major development projects.
